KENEDY – Las Colinas, the largest single-family-home housing project within the Eagle Ford Shale region, is ready to begin building 302 new single family homes and 28 duplexes in Kenedy on property located northeast of the Walmart Supercenter on U.S. Highway 181.

Representatives of Silverback Homes, Southwest Engineers, Inc. and others involved with the project celebrated a ribbon cutting ceremony Thursday, July 10, at what is now the end of Business Park Drive, but soon will become the entrance to the new Las Colinas subdivision.

Contracts with prospective buyers are expected to open Aug. 1, and the first phase of construction is expected to begin Sept. 1.

The total development area is 166 acres and developers plan to build in three phases.

The planned community will include playground areas, walking trails, and stocked retention ponds.

The property is adjacent to Kenedy ISD school campuses and developers are working with school officials to build an adjoining drop-off area for cars, and walking paths that connect neighborhoods to the schools for pedestrian traffic.

Developers say there will be no street connecting the development and the school campuses for safety reasons.

Joe Condit, real estate director for Silverback Homes, said that there will be eight available floor plans in Phase 1, with additional plans added in Phase 2. He said the homes will come standard with high quality amenities including granite countertops along with additional upgrade options.

Larger than standard size garages are being designed to accommodate families with pickup trucks and SUVs.

The homes will range in size from 1,529 square-feet up to 2,507 square feet. Home prices will start at $189,900.

Homes will be built in groups of 12 to 15 and are expected to be completed within 120 days of when construction begins.

Construction of the duplexes is expected first, but construction of homes will quickly follow and construction of both duplexes and homes will happen simultaneously, Condit explained.

Condit said a contractors meeting is planned for July 23 between the builders and utility contractors.

“That will help make sure everything happens as quickly as possible without a hitch,” Condit explained.

Silverback uses builders with extensive experience with a focus on top-quality construction, Condit said.

“Kenedy is going to grow and it is going to grow in the right way,” Condit said. “We are excited. These are going to be homes for people to live in for decades to come.”
